The only fault was the noise from property music went on til at least 4:30am
Had a few hours sleep when died down the setting is lovley centre location tranquil

Couldn't here noise from night club room was very hot would choose room 1 again it had air-conditioning unit which cooled it down

Only 6 rooms with no lift, but very secure property with access codes for all entry/exits. Very good access to Leamington centre and near-by train station.
