This is very much a pay for what you get place - it is dated but very clean, the bar service / reception etc was friendly and helpful - as we didnt eat here I cant comment on the food other than the restaurant looked very clean and the breakfast looked nice from what we saw just walking through.
This is a lively part of town in a place which attracts loud groups so expect noise right through the night as people come back in from a night out.
We stopped for a cheap weekend break as a couple to watch the beach race and we would stop there again at that price point but note the above.

Overall was good, hotel is a bit dated and could do with a face-lift, room was comfy and spacious but Bathroom was tiny and shower wasn't very good. Service was good and food was excellent. Would stay again.
