The space
Make your favorite dishes with the well-stocked kitchen and gas range. A large refrigerator, garbage disposal, and dishwasher are also included. Whether it's a group gathering or work space, the 48" diameter dining table and comfortable chairs fit the bill nicely. The couches are full size, very soft and plush, and are generous size three seaters. The living room TV is 70" diagonal, smart, with lots of choices readily available or bring your passwords and watch your streaming channels. Hey, messes happen. Many paper towels, wipes, cleaning solutions and supplies will take care of them. Mattresses are extra deep with heavenly mattress toppers and all cotton high thread count hotel quality bedding. There are plenty of blankets for your layering preferences. TWO bedrooms for 1-4 guests, whether one guest is a noisy sleeper or you need room for your bigger party. And TWO full baths updated with beautiful LED mirrors and those extra thick, thirsty spa towels and accessories. No need to pack a lot, just wash and dry whenever you like and isn't it nice to go home with all clean clothes.
Each bedroom has a generous-sized smart TV. You can select the temperature to your liking. In the morning, you can hear birds outside. Brew a cup of your favorite in the Keurig; basic coffee supplies are provided. Relax on the super comfortable large couches.
Linens and decor are washed after each guest and changed out seasonally. If an item no longer meets our high standards for guests, it is replaced. You may arrive and see similar but not exactly the pictures, but be assured you get at least the high quality described upon booking. Our goal is to offer clean, quality amenities to all guests.
Note: the entire property is nonsmoking and this space being upper level includes seven stairs, If you smoke and or don't want stairs don't book. If you smoke and book anyway it is a mistake and your reservation will be cancelled. Pictures cannot describe how spotless the apartment is (see reviews and frequent guest comments about cleanliness). The building is well-maintained and quiet. No dogs, smoking, or vaping are allowed on the entire property.
Cleaners and team members have been with us for five years or longer with zero turnover. They are paid more than a living wage with bonuses and a life-work balance and enjoy a family-friendly workplace. A local management team will respond to any questions quickly.
The community is home to many long term residents. Well mannered, clean, considerate mature guests are welcomed. Families, traveling professionals, long term guests especially appreciate the accommodations.
We are environmentally responsible whenever feasible, donating gently used linens, towels, furnishings, and unclaimed left-behind items to local animal shelters, women/children's shelters, or thrift stores for resale. The minimalistic design is intended to reduce consumption to only necessities. The building is energy efficient, and a water conservation plan is in effect. Most residents do not have cars but use MARTA public transportation, which is at the doorstep. Uber, DoorDash, Instacart, and other delivery services are popular in this area. The landscape primarily includes native plants, herbs, and vegetables that return year after year, and it is 100% rainwater irrigation. Outside lighting is more than 50% solar.
Not only is the space ultra comfortable and convenient, but you can feel good about all that went into creating the experience.
Guest access
See the arrival guide for self-check-in using a code. Free, easy parking visible from Peach of a Place is available for up to four guests. Nothing over 30', no dump trucks/heavy duty construction equipment, your host reserves the right to refuse vehicles that disrupt others' access to parking and safety.
Other things to note
The space is a dedicated private apartment in a boutique apartment complex, so you might hear or see other people, although no walls are shared. The host is local and available as needed, and might check in with guests, but mostly leaves guests in control of how much/type of interaction.
If you are a smoker or vaper, do not book. Smoking is prohibited everywhere, even on the porches or around the property outside. We are part of a clean air and environment campaign. Many other Airbnb's have smoking accommodations. Same with managing medium hills, anyone who might feel uncomfortable should look in another area altogether as hills dominate this neighborhood.
HOUSE RULES
• Registered guests only. No unapproved visitors or additional overnight guests.
• Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors and other residents at all times.
• This is a well-managed community that many long-term residents proudly call home. Please help us maintain a clean, pleasant environment by disposing of trash properly and ensuring nothing falls from vehicles or is left in the parking areas or surrounding woods.
• No smoking, vaping, incense, candles, or drug use inside the unit or on the property. Evidence of smoking will result in additional cleaning and odor remediation charges and the reservation cancelled with no refunds.
• Please treat the home, furnishings, linens, cookware, and appliances with care. Excessive mess, stains, damaged items, burned cookware, or unusually dirty conditions may result in additional cleaning or replacement charges.
• All trash must be placed in trash cans and disposed of properly.
• Please clean up spills and stains immediately using the ample cleaning supplies provided throughout the unit.
• Do not use towels, sheets, blankets, or other linens for makeup removal, spills, shoes, cleaning, or other inappropriate purposes.
• Please avoid leaving food, spills, ashes, or excessive debris throughout the unit.
• Check-in and checkout times must be respected to allow proper cleaning and preparation for incoming guests.
• Extensions must be requested and fully confirmed in advance based on availability. Unpaid or unconfirmed extensions are not permitted.
• This is a self-service stay. Please review all check-in instructions carefully before arrival. Most common questions are answered in the Airbnb app messages.
• Guests are responsible for reading listing details, amenities, parking instructions, and house rules before booking.
• Please communicate respectfully, clearly, and constructively so issues can be addressed efficiently if needed.
• Travel plans and accommodations do not always go perfectly. We appreciate guests who are flexible, solution-oriented, and able to focus on the many positives of the stay.
• Report any issues promptly during your stay so we have an opportunity to address them.
• Please do not rearrange furniture or disconnect electronics.
