Not just a place to sleep, it's a retreat! Lovely lower level of a home in quiet neighborhood. House is on two acres with fabulous mountain views.
Suite is approx. 1900 square feet with lots of amenities including use of hot tub, pool table, fitness room, theater, horseshoes, peaceful outdoor space &more.
Beds include one king bed in a bedroom, one full and one queen bed in a bedroom, one queen and one full futon in the recreation room. One full futon in the office area.

The space
Our home is a beautiful ranch style house with a walk-out lower level. We live upstairs, the guest suite is downstairs with its own entrance. There is a privacy door that separates the main house from the guest suite. There is an amazing outdoor space we share with our guests.
Keep in mind, while the guest suite CAN accommodate up to 12 guests (6 couples), there are only 6 beds and 1 bathroom.
We love families! The guest space is best suited for families. It is not suited for groups of young singles. We encourage groups of young singles to book a different property.
Our home is the perfect family get-away with lots of space. Relax and enjoy the peaceful sound of flowing water outside as you sip your morning coffee or evening beverage. Play pool inside or beanbags outside while you enjoy a family cookout on the patio. Recline on the lounger swing to read your favorite book. After a long hike, soothe your muscles in the hot tub. Then spend your evenings enjoying the outdoor fire pit or watching movies on the big screen in the home theater. Don’t forget your work-out in the fitness room. There are plenty of of activities to keep you busy here!
The wet bar area features a sink, fridge, 2-burner induction stove-top, coffee maker, microwave, toaster oven and more. It's perfect for preparing nice meals. Please clean up the area and wash and put away dishes you use.
Because we live in the main level of the house, we ask that you observe quiet hours between 10:30 pm and 6:00 am. We wake up early for work, so 10:30pm is the perfect time for you to retreat from the open recreation room into the theater so we can’t hear you.
We love our property just as much as you will. So we are very visible to our guests. We often sit on our deck, use the hot tub and/or enjoy the outdoor space. Plus, we regularly work in the yard and garden. You WILL see us. Don't be shy! Tell us about your day or ask questions. We really appreciate conversations with our guests.
Because we share the outdoor space with guests, it’s important to let us know your schedule for using these spaces so we don't overlap.
While we do our best to keep our amenities working properly, circumstances beyond our control may cause something to be unavailable during your stay. There are plenty of other amenities to use here, so we do not give refunds for this. We will do our best to notify you in advance if something is not working so you can find a different property if needed. Also note, we do not maintain the outdoor space during winter months. The outdoor amenities may or may not be available during your stay depending on the amount of snow we may have out there.
Two people-friendly dogs live on and roam the property. They like to meet our guests. The large one is pretty girl Rocksie, the small one is good boy Rocko! They are not allowed downstairs. But those with pet allergies should not stay here.
Due safety concerns for your dogs and ours (and the people who handle them), we do not allow pets or service animals on our property. One of our dogs was recently attacked by a vicious pitbull "service dog."
We have a washer and dryer upstairs that may be available for guest use for a small fee. Guests staying a week or longer can use them free of charge. Use of the washer and dryer is only available while we are home.
Check-in time is 3:00-9:00pm. Please arrive during this time frame. We like to be here when you arrive to greet you and give a tour. We have lots of electronics, gadgets and amenities that warrant some explaining to make your stay most enjoyable.
NO SMOKERS OF ANYTHING PLEASE! There is no smoking allowed on or anywhere near our property. If you have smokers in your group, please find a different property.
Guest access
Guests have access to all spaces in the lower level, except for those marked for private use or "not for guest use." This includes one storage room and three shelves in one closet.
PLEASE NOTE: On occasion we need to access the storage room near the dart board. We will notify you if we need to do so. Also, the Internet router box is downstairs, so if it needs to be reset, we need to go down there to reset it.
There is a privacy door separating the lower level from the upper level. This door, unfortunately, is not a sound barrier though. Please be mindful of your noise level.
Guests can also enjoy the yard, horseshoe pit, patio, swing lounger, dining pergola, fire pit, water feature, observation deck and hot tub. Generally the deck on the upper level is for our use, but guests can join us if they wish to socialize.
Check the temperature of the hot tub several hours in advance. It may need to be turned up or down depending on your preference.
We do not give exclusive use of the hot tub or other outdoor spaces. We sometimes use them when guests are booked. You can either join us or use it at a different time. Let us know your schedule.

Other things to note
For their safety, please keep children away from the water feature and dartboard while in use.
Altitude sickness is a real thing! Those not used to altitude will likely experience lightheadedness, tiredness and difficulty breathing, especially in the mountains. Drink LOTS of water during your stay and give yourselves two days minimum to acclimate. It's not recommended that you go right into the mountains within your first two days here. Relax and enjoy our property or the local area first.
A nice scenic hike you might consider first is Rabbit Mountain Open Space, located about 20 minutes away, near Lyons, or Wonderland Park in North Boulder. The Chautauqua Park in Boulder also has several nice, easy hikes. There are also some nice walking trails nearby.
Colorado is usually warm during the day and cool at night. Especially now with Covid, we want to minimize blowing air through our vents. While we have air conditioning for really hot days, we don’t run the air conditioner when it’s cool outside. The air here in Colorado is very dry and the AC tends to make it uncomfortably dry. For these reasons we open the windows and let the cool breeze in at night and on cooler days. If you have an issue with this, please let us know.
