We are a little off the beaten path away from the hustle and lights of the city. We are 5 miles from downtown Fruita and 10 miles from Grand Junction. Seasonally, in warmer months, we have evaporative cooling; in cooler months, there is in-floor radiant heat. We are rural, so farm animals are nearby along with occasional noises and smells. You can also hear and sometimes feel the rumble of the train day or night.

The space
AMENITIES - coffee, cream/sugar and some snacks. Chilled beer mugs and ice for your cooler are in the freezer.
COOLING - evaporative cooling adds humidity to the air and keeps you cool in warmer months - OFF for season when freezing temps arrive
HEATING - in floor radiant heat-temp preset-your feet will love warm floors
BLANKETS - for the bed, your lap and heating blankets in master bedroom closet along with a space heater
BEDROOMS - Each has a queen-sized bed with a medium/firm mattress, dresser/door hooks and/or closet shelving w/hangers, reading lamps and luggage rack.
*Mattresses are medium firm, so if you like a soft mattress this isn't the one for you.*
**NOTE bedrooms are conjoined**
BATHROOM - walk-in shower with 2 safety rails, plenty of towels along with travel size shampoo/conditioner, body soap and other assorted amenities.
DINING AREA - seats 6 and the kitchen has all the basic cooking supplies and major appliances.
LIVING ROOM - The sofa sleeper is also queen-sized. There are 2 comfy chairs. TV provider is Dish and there is a blu-ray player.
LAUNDRY - full-size washer, gas dryer and complimentary laundry soap.
Guest access
Our guesthouse is a 720 SF in-law unit that is attached to a detached 4-car garage. The entire space is yours and is very private.
Other things to note
We have a horseshoe driveway and either entrance allows you to easily park on the concrete pad or by the wood fence. Plenty of room for additional vehicles or a trailer. During wet weather, it's best to follow the fence line in to avoid the softer/muddier middle part of the horseshoe driveway.
