There are two brand new full beds in the house on different floors, also brand new queen mattress in the semi divided area with low vaulted ceiling and original half-circle window. See pictures. This is a brick house, and it is quite cool in the summer. There is NO CENTRAL AC, though window AC on the second floor which is sufficient for me and my previous guests + multiple Arctic Air Tower Air Coolers that can be placed anywhere you want* Two small fridges, NO big one. No washer/dryer. Please be warned - this is not a child-proof house. No special arrangements or protections for infants or kids - all standard as in the houses built at the time of ours. Thank you.

Guest access
All and everything at the house is for your use except the basement. No laundry, the Laundromat is down the street. There are two small fridges in the kitchen. Big fridge is just for looks as it got broken by one of the previous guests leaving it open for days during the heatwave.

Other things to note
The end of the world seems to be delayed. Solar eclipse coming here in about 3 years. Niagara Falls is just 30 minutes :)

NO NOISE inside or outside of the house (noise monitoring enabled)
NO PARTIES / gatherings / groups of people in or outside the house.
NO VISITORS OR OVERNIGHT STAYS – (occaaional visitor is OK, dont play wit this -we are locals, we will know)
NO PETS or ANIMALS of any kind without prior explicit approval
NO SMOKING or VAPING – (smoke monitoring enabled -we will find out quick )
NO LOCAL Guests- (needs prior approval – please contact us with details)
NO unpaid guests - you clearly state how many guests when you make you booking.

Be RESPECTFUL of your surroundings. This is a residential QUIET area, and our neighbors are great, but they will not tolerate any nonsense, same as us.

Anything damaged or broken or excessive cleaning including de-smoking and deep-cleaning is on you. We will hire professional remediation and full cost+ management fees will be charged. This is no joke expanse.

Please update me with how many beds you would need so I get you enough linens, etc. Folks, if you book for two people but use 3 beds, we will charge you for 3 people. If you bring more people in, I will find out and charge double of the per person charge per each additional guest, another option- you vacate the premises. Be reasonable!

Written host approval is needed for any animal before it can arrive. $250 per violation fee is for breaking this rule. We do accept guests with animals as an exception only. We do have specific health conditions and your animal most likely be a threat to us in our own home. Therefore, prior explicit information is needed on your animal, so we can accommodate based on laws, regulations, policies, and our health and safety. We will tell you if we can. You are taking full responsibility for adverse effects and all other threats to our health and safety as a result of animals or anything else you end up bringing on our property. You are doing this of your own will and have been explicitly notified.

There are only TWO FULL BEDS with new mattress and also QUEEN floor mattress. Yes, EVERYTHING in this house is new!

Please be ready to clean before you check-out. We report those who leave a mess, dirty dishes, and disgusting stuff. Excessive dirt will cause a charge through AIRBNB. This is not a hotel, and we do not charge hotel prices; even a hotel would charge for excessive cleaning. As an example, we do not need to steam the sofa after your visit. If there are stains, we need to steam clean it, which is EXPENSIVE. Please don't mess and dirty the sofa - sheets are provided if you sleep on it.

* Please do not sneak in people.* This is just a bad tone to start with, and we will find out and have to charge double of the posted per-person rate. Just use the correct amount of people in your reservation. Kids are people. Infants are also people.

You can request to add more people – we will gladly try to accommodate. If someone comes to the unit more than a few times over a few days, or stays overnight, that person stays in the unit. We reserve the right to adjust this policy when guests become 'creative' again.

This apartment is NOT KIDS FRIENDLY and there are not any special kids-proofing or child-proofing. Guests are fully responsible for their kids, guests and animals, and extra-terrestrial creatures and anything and everythig they bring to the property, including themselves. We are quite strict about this, and not taking any nonsense or abuse in any form or shape.
