The space
Separate quarters with own private entry. Twin size trundle bed. Small bedroom is small, about 100 sq ft or so (10 m2). No pets please.
New fridge, desk, 2 chairs, small closet, kitchenette corner. Wifi speed approx. 200 mbps download, 100 upload. Private bathroom is roomy (ca. 40 sf). Your own private entrance is from patio / back yard. Host family and another guest unit are in other, separated parts of the house.

Towels and linen are always clean and freshly washed.
Complimentary toiletry items may include a new toothbrush, small toothpaste and shampoo, hand soap, comb, dental picks, Qtips, razor, and aspirin. Coffee, tea, facial tissues, sightseeing brochures.
Furnishings include hotplate, microwave, fridge with freezer, dishes, silverware, pot and pan, cooking oil, hair dryer, TV, iron and ironing board, heater in winter, ceiling fan, umbrella, DVD collection, and fresh cut flowers in season. For dish washing, there is a plastic wash tub and dish drainer on a small table in the bath room.
If you're staying longer, we can provide a change of bed linen and towels once a week. You can also ask to use the washer and dryer. It's good to put the bathtub mat out on the line in the sun to air it once a week, so it doesn't get mildew.
Our aim is to make the place as clean as possible, often spending a good 2 hours getting this little room ready between guests. Sweep, mop, vacuum the floor and carpet. We always wash the sink and shower - it might look like there is a kind of haze on the bottom of the bathtub, but it doesn't wash away, it is under the enamel. Also there are a few tiny chips on the tile that can't come off, of course.
So if you have any problems, I hope you will please tell me about them before posting them in a review? We are making a real effort and offering a lot of amenities for a competitive price. We like to keep our price low so it's always booked with happy customers.
It's a 5-minute walk to Family Dollar and Victor's Market where you can buy all the food needed to prepare meals. A lot more amenities in the area too.

Guest access
Check in - Knock on front door and I'll give you the key and take you around to your entrance at the back. I'm usually home, but let me know your expected arrival time. That way if we aren't going to be home we'll leave the key for you in a lockbox or pre-arranged place.
Your Space - studio with private bath, and parking space in back yard. Please park parallel to the gate, facing the fence with the grape vines. Shared outdoor spaces - patio with shaded picnic table, small table under the pine tree in front yard.

Check out and Keys - If I'm home when you check out, I appreciate it if you can give me the key in person, we can say goodbyes and take a quick look at the place together to see that everything is in order.

Length of stay.
In order to maintain our status of offering short-term lodging to guests, rather than tenants, we may not accept stays of more than 28 days.

Other things to note
PARKING- You are welcome to park in the back yard at any time. Entry is from the alley, push the handle on the gate. (The gate is shown on the last photo on the listing, just go back one from the starting photo to see it.) Please park parallel to the gate, facing the fence with the grape vines. Also if there is no place to park in front, there usually is around the corner or down the street.
No parking allowed on the street during street sweeping, 7 to 10 a.m. on the 2nd & 4th Monday and Tuesday each month.
TRASH pickup is Friday a.m. so we take the trash bin out to the alley on Thursday evening. Trash is the black can and bin, recycling is the blue bin, green is for composting. The big blue and green bins have instructions on the lid for what goes in.

Some neighbors have dogs. Please let me know (in writing if possible) if their barking is bothering you.
