Other things to note Other details to note: • This is a well-maintained unit in an older building (built in the 1980s), so while it's clean and fully functional, it may show some signs of age.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and anywhere on the property. A $1,000 fee will apply if any evidence is found.
• No pets are allowed in the unit.
* No parties are allowed in the unit. Gathering space is provided by the apartment complex in the designated pool areas.
• Basic toiletries are provided in the unit.
* Dish detergent, dishwasher pods, laundry detergent, and fabric softener are included.
• Guests are responsible for taking out their own trash to the on-site dumpsters. Valet trash service is provided by the apartment complex at 8:30 pm on Sunday - Thursday evenings for guests.
• Please do not contact the leasing office, as they are not affiliated with short-term rentals. All communication should be directed to the host through Airbnb message communications.
• Shared amenities like the pool, gym, and laundry are managed by the building — not the host — and access/hours may vary.
• A pool and gym key fob are provided. The key fob must be returned at checkout for future guests to utilize. A $50 placement fee will be charged for lost key fobs.

* Late Check out must be coordinated with Airbnb 24 hours before the desired check out time due to the firm scheduling of cleaning services in the unit for the next arriving guests.
Additional complex rules: No Smoking, Vaping, or Substance Use Smoking, vaping, or drug use (including marijuana) is strictly prohibited inside the unit, on the balcony, or in any shared/common areas. A $1,000 fine will be charged if any odor, evidence, or residue is detected.
No Parties or Loud Gatherings Parties, events, or disruptive behavior are not allowed. Quiet hours are from 10 PM to 8 AM. Violations or neighbor complaints will result in a $1,000 fine and potential removal from the property.
Shared Amenities Use Guests may access shared amenities (pool, gym, BBQ, laundry) as long as all posted complex rules are followed. These facilities are maintained by the property, not the host. Any misuse or violation fines (minimum $1,000) will be passed on to the guest.
Registered Guests Only Only the guests listed in the reservation are permitted to stay overnight. Any undeclared guests will result in a $50 per person, per night fee.
No Pets Allowed Pets are not permitted. If any signs of pets (hair, odor, etc.) are found, a $1,000 penalty will apply and the reservation may be terminated without refund.
Cleaning & Trash Please maintain general cleanliness. Trash must be bagged and taken to the complex dumpsters. Excessive messes or unbagged garbage may result in additional cleaning fees.
Key & Access Items Amenity keys/cards must be returned to the designated spot (TV stand) at checkout. Lost or unreturned items will be billed at $50 per item.
Check-Out Policy Check-out is at 11:00 AM. Late check-out is $20/hr and must be arranged at least 24 hours in advance. Unauthorized late checkout may result in added charges or early termination.
Check-In Policy Check-in begins at 4:00 PM. Early check-in may be possible for $20/hr if arranged during booking. Please do not arrive early without prior approval.
Mail & Packages Mail and package delivery to the unit is not permitted. Guests may use Amazon Lockers or local UPS/FedEx pickup locations. We are not responsible for lost or undeliverable items.
Inventory & Damages All items in the unit are documented. Missing or damaged items will be charged at replacement cost.
Cleaning Issues Please report any cleaning concerns immediately after check-in. We document each cleaning with photos/videos. No refunds will be issued for claims made later in the stay.
Respectful Communication We expect all communication to be polite and professional. Aggressive, threatening, or inappropriate behavior will result in immediate cancellation without refund.
ID & Booking Integrity All bookings must be made using a valid government-issued ID that matches the guest staying. Fraudulent activity will be reported and result in cancellation.
Security Camera An exterior security camera is installed at the entrance for safety. Tampering, covering, or disabling it will result in immediate termination, no refund, and a $1,000 penalty.
